The Site
The site is located to the north-west of Uttoxeter, to the west of the Indurent Park Uttoxeter Phase One site, which received planning permission in December 2024. The A50/A522 junction sits adjacent to the site, providing direct access into Uttoxeter and the wider region via the Doveridge Bypass.
This strategic location places the site roughly midway between Stoke-on-Trent and Derby, offering excellent connectivity to the Midlands’ key business centres, including Derby, Wolverhampton and Birmingham. Existing public transport and nearby pedestrian and cycle links make the site well placed to encourage sustainable travel for future employees.
Planning Context
The site is located adjacent to land allocated for the West of Uttoxeter Sustainable Urban Extension (SUE) for mixed-use development. Outline planning permission was secured in 2015 for up to 700 dwellings, 10 hectares of employment land, a first school, a mixed-use local centre, green infrastructure and associated works.
In 2018, Reserved Matters approval was granted for five employment units on the northern part of the SUE, although this scheme was not implemented. A revised Outline permission was approved in 2022, retaining provision for employment alongside residential and community uses, with enabling works permitted in 2024 to facilitate delivery – including land reprofiling, drainage, a substation and a primary spine road.
Phase 1 of Indurent Park Uttoxeter
A Reserved Matters planning application for Phase One of Indurent Park Uttoxeter was approved by East Staffordshire Borough Council in December 2024 for two industrial and logistics units. Construction is expected to commence in 2026. Phase 2 brings forward a further plot of land, completing the vision for a modern, sustainable employment hub for East Staffordshire.
