Frequently Asked Questions
What is proposed at this site?
The proposals will deliver high-quality, modern and sustainable industrial and logistics space, addressing the local and regional demand for employment floorspace. Phase 2 will deliver approximately 28,900sqm of employment space in a flexible layout, integrating seamlessly with Phase 1.
Where is the site located?
The site for Phase 2 is to the west of the approved Phase One development site which is located adjacent to the existing highway junction of the A50 and A522, offering direct access into Uttoxeter and an immediate connection to the Doveridge Bypass. This strategic location places the site roughly midway between Stoke-on-Trent and Derby.
Why has Indurent chosen this site?
Indurent has chosen this site because it offers a combination of practical and strategic benefits. The layout of the land allows the development to be delivered in two clear phases, ensuring a smooth and sustainable construction process. Phase 2 development of Indurent Park Uttoxeter neighbours the already approved Phase 1 site and therefore offers a natural extension to the development of the Park. The site benefits from a strategic location between Stoke-on-Trent and Derby, with excellent connections to the A50, A552, and the wider Strategic Road Network. This makes it an ideal location for businesses, supporting both local and national operators.
What are the economic benefits of the proposals?
The development will provide and support up to 865 new jobs, generate around £400,000 in additional business rates to help fund local services, and deliver an estimated £14.3 million of local economic investment each year.
Will there be apprenticeship or training opportunities?
Yes. An Employment and Skills Plan will be agreed with Staffordshire County Council to set out clear targets for jobs, training and career development for local people.
Will the development affect local wildlife or habitats?
The site will introduce new landscaping and habitat creation to support wildlife. A substantial biodiversity net gain will be delivered, with enhancements to existing hedgerows, planting of new trees, and creation of green corridors across the site.
What sustainability measures are being taken?
The development will be delivered to the Indurent standard, which includes:
- 100% PV-ready roof. PV panels provided to fully offset operational energy needed to power the building’s offices
- EV charging points
- Smart metering systems
- High-spec office and welfare facilities
- Flexible office space for future fitout, designed for flexibility and low operational cost
- Extensive landscaping to provide new habitats
- Sustainable transport connections, with integrated cycle storage and pedestrian access
Will the site be accessible for cyclists and pedestrians?
Yes. The proposals will incorporate cycle storage, pedestrian footpaths and safe, sustainable access routes within and around the site. The layout has been designed to encourage walking and cycling, supporting sustainable modes of transport for local workers.
Will there be any impact on local traffic?
A full Transport Assessment will be submitted alongside the planning applications that demonstrate the existing highways have the capacity to deal with any associated vehicles from the site. Measures will be put in place to mitigate any additional pressure on the road network, with an emphasis on sustainable travel modes and efficient vehicle routing.
How will noise and visual impact be managed?
Noise assessments will be submitted as part of the applications. During construction, noise can be mitigated through Construction Management Plans. Acoustic controls on the development will be incorporated if needed.
How will visual impact be managed?
A landscape framework plan will be submitted as part of the outline planning application. New tree planting, green corridors and landscaping buffers will reduce views of the development, while bunding and additional planting will help to integrate buildings into the surrounding environment. A Landscape and Visual Impact Assessment will be submitted with our planning application.
