Our Proposals
Phase One of Indurent Park Uttoxeter was approved by East Staffordshire District Council’s Planning Committee in December 2024, for 382,000 sq. ft of industrial and logistics space on the site allocated in the Local Plan as part of the West Uttoxeter Sustainable Urban Extension.
Delivering local jobs and investment
Indurent is bringing forward Phase Two of Indurent Park Uttoxeter, a flagship employment development for East Staffordshire, responding to the significant demand for industrial and logistics space in the local area and region. The proposals will deliver a range of modern industrial and logistics units, designed to high standards of quality and sustainability, and supporting long-term employment growth in the region.
Our Proposals
The site will deliver approximately 28,900 sqm of high-quality industrial and logistics space through a landscape-led masterplan focused on sustainability, environmental enhancements, and job creation. It will provide enhance the offer of the site already secured in the recently approved first phase, providing modern facilities that reflect the growing demand for industrial space in the area.
The proposals will bring wide-ranging socio-economic benefits for Uttoxeter and the wider region, including supporting up to 865 new jobs, generating around £400,000 in additional business rates to help fund local services, and delivering an estimated £14.3 million of local economic investment each year. This phase of development will enhance the offer of the site already secured in the recently approved first phase. Taken together, Indurent Park Uttoxeter will offer up to 940 operational jobs on site, enhanced training and skills opportunities and £47.4m GVA to the local economy.
Benefits of Indurent Park, Uttoxeter
If approved, the proposals will deliver a wide range of socio-economic benefits for Uttoxeter and the wider West Midlands region. These include:
- Up to 200 construction jobs during the build phases.
- Around 940 operational jobs once the site is fully occupied, providing a variety of roles and skill levels in a growing sector.
- Significant investment in East Staffordshire, supporting supply chains and local businesses.
- £14m GVA to the local economy generated from new jobs per year.
- Training and skills opportunities for local people, delivered in partnership with Staffordshire County Council and education providers including Staffordshire Institute of Technology.
- A £390,000 increase in business rates to support local services in East Staffordshire.
High-quality, Sustainable employment space
All units will be constructed and delivered to the highest possible design and sustainability standards, targeting BREEAM ‘Excellent’ and EPC A or A+ certifications for all new units. This approach is underpinned by the Indurent Standard, designed to minimise environmental impact, support operational efficiency, and offer flexible workspaces that meet future needs.
As part of our Indurent Standard, our proposals will include:
100% PV-ready roof. PV panels provided to fully offset operational energy needed to power the building’s offices
EV charging points
Smart metering systems
High-spec office and welfare facilities
Flexible office space for future fitout, designed for flexibility and low operational cost
